Property Maintenance Code Enforcement is dedicated to preserving the vibrancy of Louisville’s diverse neighborhoods. With an extensive history of community engagement, our mission remains steadfast: to safeguard our neighborhoods from deterioration by enhancing property upkeep and utilization while upholding strict safety and sanitation standards for both residential and commercial properties across our community.

The Property Maintenance Code:

  • Establishes a minimum maintenance standard for such elements as basic equipment, light, ventilation, heating, sanitation and fire safety.
  • Fixes responsibility among owners and occupants for following the code.
  • Regulates the use of existing structures and premises.
  • Provides for administration, enforcement and penalties.

Our Code Enforcement Officers strive to collaborate with property owners to ensure violations are found and resolved quickly. Below you will find the top 10 most common code violations found by our officers. 

Top 5 most commonly cited exterior violations

  • High grass/weeds and/or garbage, rubbish, or debris
  • Illegally parked/stored vehicles
  • Damaged structures (garages, sheds, fences, etc.)
  • Dead/dangerous trees
  • Roof, gutters, downspouts that are damaged and/or clogged

Top 5 most commonly cited interior violations

  • Inoperable furnace, or furnace in need of repairs
  • Inoperable/improperly installed water heater
  • Leaks within the interior of the structure
  • Interior surfaces damaged and/or contaminated with mold/mildew
  • Missing/inoperable smoke detectors
